DALLAS (Aug. 17, 2018) — Woodbine Development Corporation launched a $5.5 million renovation to Hilton Dallas/Park Cities, an 11-story boutique hotel nestled between the Highland Park and Preston Hollow neighborhoods of Dallas. The renovation will focus on updates to the guestroom baths, lobby, restaurant and bar, along with the addition of six new guestrooms and a major upgrade to the existing presidential suite, which will now have private access to the rooftop pool. Woodbine hired Merriman Anderson Architects as the architect and interior designer and Lippe Construction as the general contractor for the renovation, which kicked off in late June 2018 and will wrap up in October 2018.

We also anticipate that the food-and-beverage improvements will benefit overnight guests while helping attract more local customers from Preston Center and the surrounding neighborhoods like Preston Hollow and the Park Cities.”
The renovation will add six guestrooms to the hotel’s current total of 224. Following the renovation, the hotel will have 230 rooms—including the presidential suite—and 9,209 square feet of meeting space.
The Honors Lounge on the 10th floor will be re-purposed to create five of the six new guestrooms. The fitness center will be relocated from the 11th floor to the second floor to make room for the sixth new guestroom as well as the upgraded presidential suite, which is being relocated from the 10th to the 11th floor to offer prime access to the hotel’s rooftop pool. The presidential suite and the adjacent guestroom will also have the ability to be connected to create an expanded, multi-purpose accommodation.
Woodbine is also updating all guestroom baths with new tile, showers, vanities, mirrors, lighting and wallcoverings. The bath refresh takes cues from the clean, modern style of the rooms, which were updated a couple years before Woodbine acquired the hotel in mid-2017.
As for the public gathering spaces, Woodbine is making updates to the fine-dining restaurant and bar, Grain, which will include new furnishings, flooring and lighting as well as expanded seating—thanks to a layout reconfiguration to enhance the private dining space and breakfast bar. Changes will augment the overall food-and-beverage experience for nearby professionals, residents who frequent the hotel and guests visiting for business, leisure or special meetings and events.
Located near Northwest Highway and the Tollway, the Hilton Dallas/Park Cities is footsteps from Preston Center’s restaurants, shops and offices, a 15-minute drive from Dallas Love Field and a 10-minute drive to the Southern Methodist University. Woodbine serves as the asset manager for the hotel and is overseeing the renovation. The property was the first acquisition for Woodbine Legacy Investments, a hospitality-focused real estate investment platform.
